Our Process
Having successfully developed more than 600 hotels collectively, our team has long-established relationships with top hospitality architects, contractors, engineers and designers. Our management approach to delivering award-winning new builds, renovations and brand conversions is hands on. 1. Site Selection
Our partnership with clients begins during the pre-construction phase. We take time to build a relationship before we build a hotel. Understanding client’s individualized goals allows us to evaluate potential new construction or existing sites based on their objectives. We draw upon decades of development experience to examine a number of factors during this process, ensuring maximum value and future success for the site we strategically select.
2. Project Feasibility Analysis
We only work on projects we believe in, which starts with a firm understanding of the complex influences on a project and its location. We perform in-depth feasibility studies to evaluate regulatory, economic, financial and demographic factors impacting a project within the desired market. This process ensures successful outcomes, allowing us to address potential obstacles and capitalize on opportunities.


3. Brand Selection
We have long-established relationships with a variety of respected major U.S. hotel brands. We leverage our brand knowledge and research obtained in the analysis phase to identify franchise options that will bring the most value to the project. We apply the same selection methodology for brand conversions of existing hotels if we recognize opportunities to reposition with a new franchise. An important factor in this process is determining a brand that reflects the owner’s vision for their hotel.
4. Design Evaluation
After brand selection, we plan and effectively manage the design process. We work with innovative design teams and our brand liaisons to guarantee everything from room layouts to common area finishes to interior décor, align with the brand’s identity. We ensure designs and aesthetics meet functionality and operational efficiencies, seeking cost-effective solutions throughout the process.


5. Development & Construction Management
As hotel owners ourselves, we understand construction from both the owner’s and contractor’s perspective from start to finish. This uniquely positions us to anticipate and plan for potential obstacles. We utilize long-term relationships with our network of trusted contractors and suppliers to contain costs. A unique benefit of working with Pacific Inns is our in-house project managers that we dedicate on-site to oversee day-to-day logistics and manage contractors, timelines and budgets.
6. Pre-Opening Management
Our operations team works alongside our development team to prepare the hotel for opening during the final phases of construction. We coordinate the purchase, delivery and installation of furniture, fittings and equipment, and establish accounts with on-going vendors for supplies orders. In addition to creating policies and procedures, we hire and train staff to prepare the new hotel for a successful opening.
